An alternative to having to charge/pay deposits and put in a scheme, we have available a deposit replacement insurance which is openly available under the following contracts:
Tenant Deposit Legal Protection is a legal expenses insurance contract which provides insured legal advice and representation following a dispute about dilapidations (damages) up to £50,000 to a residential property let under:
• a company let agreement;
• a common law agreement;
• a management agreement;
• an assured shorthold tenancy, a short assured tenancy or an assured tenancy as defined by the Housing Act 1988 (updated and amended by the Housing Act 1996) and the Assured Tenancies (Amendment) (England) 2010 or the Housing (Scotland) Act 1988 or a private residential tenancy (as defined in the Private Housing (Tenancies) (Scotland) Act 2016);
• a contractual tenancy agreement created after 1988 where your insured property is let for residential purposes and the annual rent is no more than £100,000 and the provisions of the Housing Acts in England, Wales and Scotland do not apply;
• the Private Tenancies (Northern Ireland) Order 2006;
• a written licence agreement where you permanently live at your insured property
This can be available for 6, 8 or 12 weeks deposit (other durations available).
